Definitions / Information
Biological hazard:  A biological hazard or biohazard is a biological substance (blood or body fluid) that poses a
threat to human or animal health.   This can include medical waste, lab samples, human or animal waste. etc.  
Adverse health effects, damage to personal belongings, structural damage, and insect infestation are commonly seen
when biohazardous materials have not been cleaned up.  
Path or Trash Houses:  A path house is a property that has not been maintained and has accumulated trash,
excessive belongings, rodents, rotting food, and general filth.  
Methamphetamine Labs:  Meth labs or clandestine drug labs are prevalent in the Midwest.  They are properties
that have been used to produce illegal drugs (primarily methamphetamine).  Meth labs are extremely dangerous and
should only be cleaned by properly trained professionals.  

Disclosure of meth labs by owners or landlords of properties varies from state to state.

Missouri Statute requires that present or past existence of any property sold, leased or transferred must be disclosed,
as follows:
1:        Applies to the sale, rental, exchange, lease, or any other transfer of real property,
2:        Applies whether the property had a structure on it or not-improved or unimproved property,
3:        Requires that the owner, seller, landlord, or other transferrer make the disclosure,
4:        Applies if methamphetamine is or was produced on the premises or on the property,
5:        Applies only it the owner, seller, landlord or other transferrer has had knowledge of the prior                              
           methamphetamine production,
6:        Disclosure required regardless of weather the person involved in the production of the methamphetamine were
           convicted for such production.        
Malodor:  Any odor that a person may find offensive.  Individuals find many different odors offensive.  Some common
odors we remediate are skunk spraying, sewer backups, burnt food, etc.  
Rodent/Bird Waste:  Birds, bats, mice, etc. are pests that can causes extensive damage to your property.  The feces
or droppings that these animals leave can carry many diseases and is considered a hazard.
